With its picturesque coastal views, vibrant community, and bustling real estate market, it's no wonder why many homeowners are drawn to this idyllic slice of Southern California. But beyond the initial allure, one crucial question often arises: Do Manhattan Beach homes hold their value well over time?
Why Manhattan Beach Homes Have Strong Resale Value
Manhattan Beach isn't just a beautiful beachside destination; it's a prime real estate hotspot with a proven track record of excellent resale value. Several factors contribute to this enduring trend:
Location, Location, Location: Situated along the stunning coastline of Los Angeles County, <a href="https://www.manhattanbeachhomes.com/">Manhattan Beach</a> boasts a highly coveted location. Its proximity to major employment centers like Silicon Beach, coupled with easy access to top-rated schools, trendy dining spots, and recreational amenities, makes it a magnet for homebuyers.
Limited Inventory and High Demand: Manhattan Beach is renowned for its limited inventory of homes, which creates a competitive market environment. High demand from affluent buyers, coupled with relatively low supply, drives up property values and ensures a robust resale market.
Desirable Lifestyle: Beyond the tangible aspects of real estate, Manhattan Beach offers a lifestyle that's hard to beat. Residents enjoy a relaxed coastal vibe, world-class surfing spots, scenic bike paths, and a vibrant community spirit. This desirable lifestyle appeal adds intrinsic value to properties in the area.
Strong Economic Fundamentals: The Los Angeles metropolitan area, of which Manhattan Beach is a part, benefits from a diverse and resilient economy. This economic stability translates into steady demand for housing, bolstering property values and supporting long-term resale potential.
Expected Continuation of Strong Resale Value
Looking ahead, several indicators suggest that Manhattan Beach homes will continue to enjoy robust resale value:
Growth in Silicon Beach: The neighboring Silicon Beach tech hub continues to expand, attracting talent and investment to the region. As tech companies proliferate and high-paying jobs multiply, demand for housing in Manhattan Beach is expected to remain strong, buoying resale prices.
Investment in Infrastructure: Ongoing investments in infrastructure, including transportation improvements and urban redevelopment projects, enhance the desirability of Manhattan Beach as a place to live, work, and play. These enhancements further solidify the area's appeal and support property values.
Sustained Demand for Coastal Living: The allure of coastal living is timeless, and Manhattan Beach epitomizes the quintessential California beach lifestyle. As urbanization and population growth continue to drive demand for coastal properties, homes in Manhattan Beach are poised to remain highly sought-after among homebuyers and investors alike.
Manhattan Beach homes have consistently demonstrated strong resale value, thanks to their desirable location, limited inventory, lifestyle appeal, and economic stability. With favorable market conditions and enduring demand for coastal living, investing in a home in Manhattan Beach presents an opportunity to maximize long-term returns. Whether you're a prospective buyer or seller, partnering with a knowledgeable real estate professional can help you navigate the intricacies of the Manhattan Beach market and capitalize on its enduring value proposition.2024-03-18T12:00:00-07:002024-03-11T18:18:12-07:00Greg Geilmantag:manhattanbeachhomes.com,2012-09-20:32915 How Seasonal Trends Impact Manhattan Beach Real EstateManhattan Beach's real estate market experiences fluctuations throughout the year, influenced by seasonal trends and major holidays. In this comprehensive guide, we'll explore how each season affects inventory, sale prices, and demand, providing valuable insights for buyers, sellers, and investors alike.
Spring
As the weather warms and daylight hours increase, spring brings renewed energy to the Manhattan Beach real estate market. Inventory tends to rise, offering buyers a broader selection of homes to choose from. With more properties hitting the market, competition among buyers may intensify, leading to higher sale prices. Major holidays like Easter and Memorial Day often coincide with increased market activity, as families consider relocating during school breaks.
Advantages: Abundant inventory and favorable weather for home tours.
Disadvantages: Heightened competition and potentially inflated prices.
Summer
Summer is the peak season for real estate activity in Manhattan Beach, with families taking advantage of the warmer weather and longer days to buy and sell homes. Inventory levels remain robust, although they may start to taper off towards the end of the season. Sale prices typically remain strong, reflecting high demand from eager buyers. Independence Day and Labor Day weekends often see a surge in open houses and property viewings.
Advantages: High demand and increased inventory.
Disadvantages: Intense competition and potential for bidding wars.
Fall
As temperatures begin to cool, the <a href="https://www.manhattanbeachhomes.com/">Manhattan Beach real estate</a> market experiences a slight slowdown in activity. While inventory levels may decline, serious buyers remain active, motivated by the desire to settle into a new home before the holiday season. Sale prices may stabilize or see modest decreases compared to summer highs. Major holidays like Halloween and Thanksgiving can temporarily distract buyers and sellers from real estate transactions.
Advantages: Less competition and motivated sellers.
Disadvantages: Limited inventory and distractions from holiday festivities.
Winter
Winter brings a quieter pace to the Manhattan Beach real estate market, with fewer listings and fewer buyers actively searching for homes. Inventory levels reach their lowest point of the year, presenting opportunities for buyers who are willing to brave the colder weather and holiday distractions. Sale prices may dip slightly as sellers adjust their expectations to attract buyers during the off-season.
Advantages: Reduced competition and potential for bargains.
Disadvantages: Limited inventory and weather-related challenges.
Despite these seasonal fluctuations, Manhattan Beach experiences year-round demand for its coveted coastal properties. Unlike other states where weather can significantly impact real estate markets, Manhattan Beach's temperate climate ensures a more consistent level of activity throughout the year.
By understanding how seasonal trends influence the Manhattan Beach real estate market, buyers, sellers, and investors can make informed decisions and capitalize on opportunities as they arise.2024-03-11T09:00:00-07:002024-02-16T15:33:33-07:00Greg Geilmantag:manhattanbeachhomes.com,2012-09-20:32914Top 5 Things to Consider When Investing in Manhattan Beach Real EstateInvesting in real estate in Manhattan Beach can be a lucrative venture, but it's essential to approach it with careful consideration and strategic planning. In this blog post, we'll outline the top five things to keep in mind when investing in Manhattan Beach real estate to help you navigate the market successfully.
1. Overview of Considerations Before Buying
Before diving into an investment property purchase, take the time to evaluate your financial goals, risk tolerance, and investment strategy. Consider whether you're interested in rental properties for long-term income or flipping properties for short-term profit. Understanding your objectives will guide your decision-making process and help you identify the most suitable investment opportunities.
2. Responsibilities of Being a Rental Landlord
Investing in rental properties in Manhattan Beach can offer steady cash flow and long-term appreciation, but it comes with responsibilities. As a landlord, you'll be responsible for property maintenance, tenant screening, lease agreements, and addressing tenant concerns. Familiarize yourself with landlord-tenant laws and regulations to ensure compliance and mitigate potential risks.
3. Feasibility of Flipping Properties in Manhattan Beach
Manhattan Beach's dynamic real estate market presents opportunities for property flipping, but it's essential to approach this strategy with caution. While the city's high property values and demand for quality homes can yield substantial returns, competition can be fierce, and <a href="https://www.manhattanbeachhomes.com/new-construction/">new construction</a> builds or renovation costs may be significant. Conduct thorough market research and financial analysis to determine whether flipping properties aligns with your skills and resources.
4. Importance of Realistic Values and Returns
When investing in Manhattan Beach real estate, it's crucial to be realistic about property values and expected returns on investment. While the market may offer attractive opportunities, it's essential to consider factors such as property appreciation rates, rental income potential, and operating expenses. Work with a knowledgeable real estate agent or investment advisor to assess the feasibility of potential investments and set realistic expectations.
5. Assess Your Pre-existing Skills
Before embarking on real estate investment ventures, evaluate your pre-existing skills and experience. Are you proficient in home renovations and repairs, or would you prefer to outsource these tasks to professionals? Understanding your strengths and limitations will help you make informed decisions and maximize the success of your investment endeavors.
By considering these five key factors when <a href="https://www.manhattanbeachhomes.com/income-property/">investing in Manhattan Beach real estate</a>, you can mitigate risks, seize opportunities, and achieve your financial objectives with confidence.

To stand out among discerning sellers and buyers, follow these niche strategies tailored for success in Manhattan Beach's luxury real estate sector.
Step 1: Shorten Your Contingencies - Streamline the Process
In the luxury market, time is of the essence. Shorten your contingencies, including appraisal, loan, and inspection periods, to demonstrate your commitment and streamline the closing process. This shows sellers that you are serious and financially secure, making your offer more attractive in a competitive environment.
Step 2: Consider All Cash - An Attractive Proposition
If feasible, consider making an all-cash offer. Cash transactions eliminate financing contingencies, providing sellers with a sense of security and expediting the closing process. In the competitive landscape of Manhattan Beach, an all-cash offer can set you apart from other potential buyers.
Step 3: Higher Down Payment - Display Financial Strength
Demonstrate your financial strength by offering a higher down payment, ideally 25% or more. A substantial down payment not only signifies your ability to secure financing but also instills confidence in sellers regarding a smooth and successful transaction.
Step 4: Be Flexible with Escrow Period - Cater to Seller's Needs
Flexibility is key when it comes to the escrow period. Accommodate the seller's preferences – whether they desire a quick close or a longer escrow period. If a swift closing is preferred, consider a 21-day close to show your commitment. Conversely, if a seller prefers a more extended timeline, be willing to accommodate that request.
Step 5: Understand the Seller's Needs - Offer a Leaseback Option
Work closely with your agent to understand the seller's needs and tailor your offer accordingly. Some sellers may want to stay in the home after the escrow closes. Make your offer more enticing by providing a leaseback option, allowing the seller to remain in the property for a specified period. This flexibility can make your offer stand out in the competitive Manhattan Beach market.

Whether you're downsizing, relocating, or simply looking for a change, selling real estate in this coveted coastal community can be an exciting but challenging endeavor. To help you maximize your home's value and ensure a successful sale, we've compiled seven valuable tips that will make the process smoother and more profitable.
Depersonalize Your Space
When potential buyers visit your home, they want to envision themselves living there. Remove personal items such as family photos, heirlooms, and personalized decor. By depersonalizing your space, you allow buyers to imagine their own lives in the home, making it more appealing to a wider range of people.
Enhance Curb Appeal
First impressions matter, and the exterior of your home sets the tone for the entire showing. Invest in landscaping, repaint your front door, and make sure your property is well-maintained. A manicured lawn, colorful flowers, and a welcoming entrance can significantly boost curb appeal and make your property more enticing.
Declutter and Clean
A clutter-free home appears larger and more inviting. Clear out unnecessary items and ensure all surfaces are clean and tidy. A spotless home gives the impression that it has been well-maintained and cared for, increasing its appeal to potential buyers.
Make Necessary Repairs
Prioritize fixing any glaring issues such as leaky faucets, broken tiles, or chipped paint. Buyers are more likely to pay top dollar for a home that is move-in ready. Addressing these repairs before listing your property can result in a quicker sale and a higher sales price.
Upgrade the Kitchen and Bathrooms
Kitchens and bathrooms are key selling points for any home. Consider making updates like installing modern fixtures, upgrading appliances, or refacing cabinets. These upgrades can significantly enhance your property's value, as they are often top priorities for buyers.
Work with a Local Real Estate Agent
Manhattan Beach real estate can be competitive, and having an experienced local real estate agent on your side can make a world of difference. They can provide valuable insights into the local market, help you price your property competitively, and market your home effectively to attract qualified buyers.
In addition to these general tips, it's worth noting that some specific upgrades tend to have a positive impact on sales prices in Manhattan Beach:
Energy-Efficient Features
Incorporating energy-efficient upgrades such as solar panels, energy-efficient windows, or a tankless water heater can not only make your home more attractive to environmentally conscious buyers but also increase its value over time.
Smart Home Technology
Integrating smart home technology, including security systems, thermostats, and lighting, can enhance your home's appeal to tech-savvy buyers and potentially increase its resale value.
Outdoor Living Spaces
Manhattan Beach residents value outdoor living spaces. Consider adding a deck, patio, or outdoor kitchen to your property to maximize its appeal, especially in a coastal community known for its pleasant weather.
By following these tips and considering local preferences, you'll be better equipped to sell your Manhattan Beach real estate for the best possible price. Remember that every property is unique, so tailoring your approach to your home's specific features and the local market conditions is essential for a successful sale.2023-10-03T14:29:56-07:002023-10-03T14:33:45-07:00Greg Geilmantag:manhattanbeachhomes.com,2012-09-20:30507Exploring the Enchanting Manhattan Beach: How Long Is The Strand? Manhattan Beach’s Sand Section is undeniably one of the best places in the world. With shops, restaurants, and long stretches of white sand beaches, it’s easy to understand why Sand Section boasts South Bay’s most sought-after homes.
But even the most beautiful home with sub-optimal orientation affects comfort and lifestyle and can be costly. Choosing a North-facing vs. South-facing home can be an important decision when purchasing a home.
So, do you look for North or South-facing homes when looking for a house in the <a href="https://www.manhattanbeachhomes.com/sand-section/">Sand Section of Manhattan Beach</a>?
Beach-Facing Homes
For some people, North vs. South is a trick question because the answer is “Beach.” If you can purchase a Sand Section home along <a href="https://www.manhattanbeachhomes.com/the-strand/">The Strand</a> or that faces the Pacific Ocean, which is West, then that is your ideal option. It’s hard to go wrong with a gorgeous home in the Sand Section with an ocean view.
But if your ideal home doesn’t have a beach or ocean view, you may want to consider the impacts of having a North or South facing home.
Pros of North-Facing Homes
Homes will experience natural light throughout the day due to indirect sunlight for much of the day.
Most effective placement for comfort, as homes naturally ward off the heat from the summer sun. During hot weather and heat waves, North-facing homes have an advantage.
Landscaping is easier to maintain, as it requires less water and protection from the sun.
Cons of North-Facing Homes
Receive less direct sunlight, resulting in homes that are naturally darker and less inviting; however, intelligent designs can avoid this.
Less solar energy potential, as solar panels do not absorb as much sun when facing North.
Pros of South-Facing Homes
Receives more direct sunlight, naturally brightening the homes.
Warmer homes when the temperatures dip, potentially lowering heating costs.
Superior solar energy potential, as solar panels can generate better power with this configuration.
Efficient at absorbing solar heat – reduced central heating’s energy consumption during winter.
Cons of South-Facing Homes
Overheating as the sun bites during summer, potentially turning the indoors into an oven, especially when you have large areas of south-facing windows.
Energy inefficiency of AC during summer may increase utility bills.
Sun can cause glare on screens, reducing the desirable areas to work on a computer or watch TV.
Landscaping can be more difficult, as plants are exposed to relentless sun and require more water.
More frequent repainting, as you want your property to look its best on the facade that visitors and prospects see first, but the sun’s powerful UV rays will damage weatherproof paints over time.
How To Decide Between North & South-Facing Homes
The reality is that most buyers in South Bay don’t consider North vs. South facing homes in Sand Section or beyond, and they live their lives comfortably. Houses in <a href="https://www.manhattanbeachhomes.com/manhattan-beach/">Manhattan Beach</a> are among the most luxurious and comfortable in the world, and architects consider the above factors in their designs.
But if you want to understand how the sun will impact your dream home, we recommend visiting the property at the right times. While the late evening after work is convenient for many busy schedules, visiting between 10-11 am and 2-3 pm lets you observe the more extreme conditions. Take notes, review, and then return another day at a different time.
If you are considering North-facing vs. South-facing homes in the Sand Section, our team of local real estate agents will be happy to help you identify the ideal home and orientation for your needs. <a href="https://www.manhattanbeachhomes.com/contact/">Contact us today to find your perfect home!</a>2023-05-08T17:21:02-07:002023-05-24T16:28:45-07:00Greg Geilmantag:manhattanbeachhomes.com,2012-09-20:26920What is The Strand in Manhattan Beach? What is The Strand in Manhattan Beach?

But prior to listing your home, perhaps the most important element in the entire home selling process is pricing it correctly right out of the gate. As an experienced <a href="https://www.manhattanbeachhomes.com/agents/1/greg-geilman/">Manhattan Beach real estate agent</a> who fully understands the importance of getting the highest possible return on your home investment, we also understand that in order to drive possible home buyers, an accurate listing price that reflects current market conditions is an essential component to reaching, and perhaps even exceeding all your home selling goals. So although consulting with us prior to making any decisions is highly recommended, here’s a look at just some of the factors we’ll consider when calculating your home’s current value: <br />
<img src="https://assets.site-static.com/userfiles/401/image/Manhattan_Beach_Home_Pricing_Tips.png" alt="Tips For Pricing Your Manhattan Beach Home" title="What to Consider When Selling Your Home in Manhattan Beach" height="1148" width="800" />
Comparable Prices Already on the Market
Looking at active <a title="Manhattan Beach Homes For Sale" href="https://www.manhattanbeachhomes.com/manhattan-beach/">Manhattan Beach homes for sale</a> is a great way to gauge where the market is at, and how your home might fare should you decide to list. First, if your home is priced well above many other comparable homes currently on the market, chances are you won’t get the same kind of attention as other lower-priced homes. Second, it’s also worth noting that just because a home is listed for a certain price, that doesn't necessarily mean that’s the final selling price—which is also another key component we’ll transition into now. <br />
Comparable Recently Sold Properties
Arguably more important to consider than active properties, considering comparable sold properties is critical in how you might want to price a home. Buyers’ agents will undoubtedly use recently sold data when making a competitive offer, so the closer we value your home to other similar sold homes in Manhattan Beach, the quicker you’ll see offers that make sense for both sides.
How Closer Are You to the Water?
In a place like Manhattan Beach, <a title="Manhattan Beach Waterfront Homes For Sale" href="https://www.manhattanbeachhomes.com/property-search/results/">waterfront homes for sale</a> are king of the castle, so-to-speak. Buyers will undoubtedly pay a premium to either live directly on the beach, or within walking distance to the sand. So depending on where your home is located in relation to the oceanfront, your home might command a higher price than other comparable homes that are situated further inland.
Market Conditions
If you’re not fully up-to-speed on how the current condition of the Manhattan Beach real estate market, don't worry—that’s where we come in. Inside our free comparative market analysis, we’ll provide you with all the latest statistics that relate to inventory, median home prices, recent sales, and more. Understanding where the market is at will not only go a long way in determining how easy it will be to sell your home, but also where to price it based on who’s buying and who’s not.2016-03-22T14:55:00-07:002016-03-22T22:57:38-07:00Greg Geilman Bloggertag:manhattanbeachhomes.com,2012-09-20:11264 Essential Steps to Take When Selling Your Manhattan Beach HomeSelling a home can be a headache and goes far beyond just hiring the right listing agent. There are steps every home seller can take to be successful in today’s super competitive <a href="https://www.manhattanbeachhomes.com/manhattan-beach/" title="Manhattan Beach Real Estate " target="_blank">Manhattan Beach real estate market</a>, ensuring you get the price you want in the timeframe you need. And with inventory around the Manhattan Beach area still tight and mortgage rates expected to rise sometime in the near future, many home buyers will spend the first part of 2016 scrambling to find a new home before housing costs get more expensive, making it critical for any and all home sellers to be ready for what should be a busy start to the new year.
<img src="https://assets.site-static.com/userfiles/401/image/Manhattan_Beach_Home_Selling_Tips.png" alt="Sell Your Manhattan Beach Home" title="Manhattan Beach Home Sellers" height="1657" width="800" />
Thinking of selling your Manhattan Beach home in 2016? Although there are many different steps you can take to ensure your home sells, here's a look at 4 of the most essential steps you can take during the home selling process:
Step #1: Price Your Home Right From The Beginning
It sounds easy enough but all too often home sellers demand a certain price that's above market value, ultimately leaving their home on the market longer than expected, or worse, not being able to sell it at all. Hire an <a href="https://www.manhattanbeachhomes.com/about/" target="_blank">experienced Manhattan Beach real estate professional</a> who not only has adequate sales skills to get the job done, but also someone who knows the market and understands how to price a home right.
Step #2: Hire Us To Get The Job Done
As both residents and experienced real estate professionals in the area, there's nobody more qualified to represent you during the home selling process than us. Whether you're an experienced home seller or <a href="https://www.manhattanbeachhomes.com/sell/" title="Sell Your Home in Manhattan Beach " target="_blank">selling your Manhattan Beach home</a> for the first time, we'll be there every step of the way and negotiate the best possible price, making sure you get every last dollar your home commands!
Step #3: Clean Out Your Closets
This may seem a bit particular but closet space is a big deal to home buyers. Emptying out your closets can often give the illusion there's plenty of closet space in a home, even when it may be limited. And as a bonus, you might be able to unload a few things here or there you don't need, making your move just a little bit lighter.
Step #4: Give the Kitchen Some Love
Not everybody has the means to completely overhaul their home before putting it on the market. But if you're looking to make any improvements before selling, start with the kitchen. Updating the appliances and countertops will make a huge difference, but at the very least, give it a thorough cleaning. Trust us when we say, it'll pay off big time.

When there's very little inventory to choose from and when it seems like 1/3 of the Manhattan Beach real estate deals are happening off-market, one really needs to step up their game. Here are 5 useful tips to help you get your ducks in a row so when you find the right one, you'll be ready to pull the trigger.
<img src="https://assets.site-static.com/userfiles/401/image/Manhattan_Beach_House_Hunting_Tips_2.png" alt="5 Tips for Manhattan Beach House Hunters" title="5 Tips for Manhattan Beach House Hunters" style="color: #0a0a0a; font-family: Arial, Helvetica, sans-serif;" height="1271" width="800" />
Tip #1 - Identify Your Needs
It may sound simple, but narrowing down what you need in a new home, as opposed to what you want, can save you a whole lot of time and energy during the house hunting process. Chances are you'll never find a home that checks off all the boxes on your wish list, so understanding what you NEED is a great first step in finding a place you can be happy with!
Tip #2 - Know The Manhattan Beach Market
As one of the top beach cities in Southern California, Manhattan Beach features a variety of housing styles and locations that all offer something different. So before beginning your house hunt, get to know all the different <a target="_blank" title="Manhattan Beach Real Estate" href="https://www.manhattanbeachhomes.com/neighborhoods/">Manhattan Beach neighborhoods</a> or narrow down your options by using our <a target="_blank" title="Manhattan Beach Home Listings " href="https://www.manhattanbeachhomes.com/property-search/search-form/">Advanced Search</a>. <br />
Tip #3 - Use Sold Data When Evaluating Active Listings <br />
As mentioned above, sold comps can certainly help determine whether or not an asking price is fair. But along with that, using sold data can also ensure you make a smart offer on a home that makes sense for both parties. The last thing you want to do is offend a home seller or possibly spend more money than necessary, so using all information available to you is an essential part of buying a home! So whether you're looking to buy or looking to sell, <a target="_blank" title="Manhattan Beach Home Values " href="https://www.manhattanbeachhomes.com/free-market-analysis/">get a free market analysis</a> today!
Tip #4 - Find An Experienced Agent<br />
Working closely with a <a href="https://www.manhattanbeachhomes.com/about/" title="Manhattan Beach Real Estate Agents">professional Manhattan Beach real estate agent</a> has many advantages. Along with scouring the market for possible listings to view, an agent can coordinate showings, research comparable properties, help determine an apporpriate offer, negotiate with the seller directly, and guide you all the way through the home buying process, ultimately saving you plenty of time and money in many instances!
Tip #5 - Take Notes During Every Showing<br />
When viewing a potential home in person for the first time, there's a lot to take in. Listing photos don't always tell the whole story, so don't be afraid to take detailed notes during each showing. What kind of condition is the home in? What are the neighbors like? Is there enough storage space? how is the traffic outside? How is the neighborhood vibe? The list of questions can go on and on, which is why it is important to jot down your thoughts about each property you view!

Upbeat modern restaurants, cafes, and businesses are only of fantastic part of what makes Manhattan Beach downtown so special. Within an hour of downtown LA you get white sand, blue ocean waves, perfect cooling ocean breezes… and very very little parking. As close to perfect as Manhattan Beach downtown might be, we have suffered severe parking shortages in the South Bay and Manhattan Beach is definitely among the worst examples. Spending twenty minutes driving in circles for a spot is not how anyone to start an afternoon at the beachside.
Well the city of Manhattan Beach realizes this and is making changes to solve the parking problems downtown by expanding the valet service to create approximately 110 more parking spaces in downtown Manhattan Beach! The City seems to have checked the “all of the above” box for improvements to the downtown valet service. Starting this Saturday (August 1st) there will be four valet locations, expanded hours through the weekdays, and valet hours on Saturdays and Sundays.
These minor upgrades to the valet system are the perfect out-of-the-box solution to downtown parking shortages and show that the City is committed to only improving the downtown experience.

2113 Chestnut Ave. sold for $1,100,000; exactly what its list price was originally for. Essentially sold for its land value, the 5,003 square foot lot sold for $1,117.89 per square foot. The original home was a mere 984 square feet, which is no wonder that it was priced so low.

217 Kelp St. in El Porto is one of the most affordable single-family homes that closed sale in Manhattan Beach since January 1st. Before its sale, the home was being used as a duplex with a rooftop deck that had panoramic ocean views. With three stories and 1,398 square feet of living space, it’s the perfect beach pad that took just over two months to sell.
Manhattan Beach Market In Review
During the first few weeks of January, we’ve seen 11 single-family homes close escrow. With 45% of them closing under asking price. Only 18% sold at asking price and 37% sold over asking. The markets seeming slumber is probably due to the holidays. Most homes that are closing sale this month opened escrow right before the holidays, which is no wonder that there are only 11 closed during the first 22 days of the month. As opposed to December 22nd having 19 single-family homes closed within its first 22 days.
As homeowners begin to prepare for the summer rush of buyers, the market will also begin to offer more inventories to choose from. If you’ve been thinking about selling your home this year, now’s the time to start your research. Don’t hesitate to give us a call with any of your questions. We’re more than happy to help! In the early 1960’s, the Detective Bureau and Administration staff of police departments throughout the country saw an increase in homicides, robberies and narcotics. In 1963, here in Manhattan Beach, crime was escalating, and the police department was faced with its first bank robbery. Narcotics and hallucinatory pills had become alarmingly prevalent and law enforcement was doing all it could to make the community aware of the dangers of drug use.
Drug raids were carried out by the Manhattan Beach Police Department, resulting in hundreds of both local and outsider arrests. One such raid where thousands of dollars worth of drugs were seized, involved the El Segundo Police Department, along with the Federal Narcotics Bureau. However, it would be the case of George Jung that brought the community into the national limelight.
Inspiration for "BLOW" by Bruce Porter
During the summer of 1967, 25-year-old George Jung arrived in Manhattan Beach. On the surface, this seaside city might have appeared to many as a quiet, low profile community, for officers however, it was labeled as the reigning party town of California’s southern coast. It was a little wonder that this drug taking young man thought he had found paradise. George wanted wealth, and in the temper of the times, what better way than to get into the distribution of drugs. To George, Manhattan Beach was the place: close to the Los Angeles International Airport and close to the Mexican border.
The Manhattan Beach Police Department had only one narcotics officer, 31 year old Fred McKewen, who had no budget for launching undercover operations. Being easily recognized by all the drug dealers in town made his job doubly difficult. While McKewen and the department did work with US Customs, as well as federal and state agencies, he was never able to arrest Jung.
It was said, George made approximately $100 Million Dollars while working with a cocaine cartel before losing it all. He was finally caught and sent to prison after a lifetime of using and selling narcotics. Years later, Bruce Porter, former writer and editor for “Newsweek” wrote the book “Blow,” The Jung story. The book was also adopted into a movie, part of which was filmed here in Manhattan Beach.
Continuous Crime Throughout Manhattan Beach
The drug scene remained to be very evident throughout the decade as indicated in January of '68, when four people were arrested for distribution of $7,000 worth of drugs and nearly a pound of opium. In '69, six people were arrested, breaking up a drug, counterfeit money and burglary ring. In that same month, $10,000 worth of narcotics, ten kilos of marijuana and hashish was recovered, resulting in the arrest of three Manhattan Beach residents.
Other crimes were also engaging the department, it could have been out of an old western novel. In March of 1968, the corner of 8th Street and Sepulveda Blvd. became the site of a shootout at the old El Rancho Motel. Thirty five year old Arthur Glen Jones had barricaded himself in a motel room, after being approached by Manhattan Beach Police Offiers. Jones threatened to shoot the officers and blow the motel room up if they did not leave. He told the police he would not be taken alive and refused to come out.
Jones set off several sticks of dynamite in the room, after detective Don Stone, who was first on the scene, fired tear gas into the room. Jones drove through the window while firing his gun at officers. A hail of police bullets followed, which caused the death of the fugitive. It was reported that Jones had escaped from San Quentin prison where he had been serving a life sentence for the 1959 killing of a Redlands tavern owner in San Bernardino.
By 1969, Chief Withers decided to retire; it had been a long and arduous decade. On September 3, 1969, Charles W. Crumly became the seventh Police Chief of Manhattan Beach. 2014-11-19T09:30:00-07:002014-11-19T09:42:20-07:00Jan Dennistag:manhattanbeachhomes.com,2012-09-20:902Poise Fitness To Host Walk With Sally Fundraiser<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Poise_Fitness_Team.jpg" width="655" height="360" alt="Image of Trainers At Poise Fitness" title="Poise Fitness" style="margin: 5px auto; display: block;" />
Poise Fitness in Manhattan Beach is hosting a fundraiser/beach workout this Saturday, October 11th. Proceeds from the event will benefit Walk With Sally, a local non-profit organization.
The event is an hour long beach workout that’s open to all ages. Justin Roth is the owner of Poise Fitness and he recently sat down with us and spoke further about the event and his passion for giving back.
What’s Walk With Sally?
Walk With Sally is a non-profit organization that is focused on providing services for individuals that have family members with cancer. This organization is unique in the fact that its mission is to provide counseling and services for those that know someone with cancer. For example, Walk With Sally helps children, who have parents battling cancer, better understand what’s going on. They also help support the families of those affected via various counseling services.
Justin Roth has been in the health and fitness industry for 15 years. His younger brother is autistic, which in a sense is how he got started in the non-profit world by working with children with disabilities. He initially began doing fitness classes for children at the local YMCA and throughout the years he has transitioned into owning his own fitness studio, Poise Fitness in Manhattan Beach.
About Poise Fitness
Poise Fitness is trying to shift the paradigm of typical gyms by taking the ego out of the fitness experience. He wants every member to have a truly unique experience that’s catered to their body and their strengths.
The studio also provides movement classes for adults with disabilities. Justin spoke about how inspirational it is seeing how excited the students are for their workouts. Being able to give back to the community whenever possible, is one of Justin’s goals.
When Justin wanted to expand his involvement with the non-profit community, he found Walk With Sally and instantly fell in love with the energy and passion of the organizers and staff.
The event is open to all ages so bring the family! There are also a couple local businesses that are helping sponsor the event on Saturday. Please <a href="http://www.poisefitness.com/" rel="nofollow">visit the event website</a> for further information. 2014-10-06T13:54:00-07:002014-10-06T14:14:55-07:00Ani Stepaniantag:manhattanbeachhomes.com,2012-09-20:901Manhattan Beach Hometown Fair<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Manhattan_Beach_Hometown_Fair.jpg" width="650" height="376" alt="Crowd at the Manhattan Beach Hometown Fair" title="Manhattan Beach Hometown Fair" />
The 42nd Annual Manhattan Beach Hometown Fair is in town this weekend! It’s come a long way since the first parade down Manhattan Beach Boulevard and the few vendors and games it had in 1972. In those days it was known as the “Old” Hometown Fair and, although the word “old” has been dropped, there are still old-time fair traditions that stand to this day.
One long-standing tradition is the parade that kicks off the weekend celebration. This year it starts at 10 a.m. on Saturday and ends at South Stage, in front of the Scout House. The <a href="https://www.manhattanbeachhomes.com/schools/mira-costa-high-school/" title="Mira Costa High School">Mira Costa High School </a>Marching Band leads the parade and you’ll also get to see the many cool antique cars that turn out for it every year.
Saturday morning also sees the kickoff of the Battle of the Bands on the Main stage. There are six groups this year, performing 20-minute sets. The final band takes the stage at 1:30 and the winner will be announced from 1:45 to 2 p.m. This year’s battling bands include:
Blak Reign
Intensity
Allie Kay Band
Lemon Kicks
Echo
Charlotte Sabina
The fair still celebrates our Manhattan Beach artists, as well, and there will be displays of local artwork at the Joslyn Center.
Stuff for the Kids To Do At The Manhattan Beach Fair
Kid Country is back again this year and the little ones can take a pony ride, pet the animals at the petting zoo, bounce to their hearts content in two different bounce houses and ride the 50-foot slide.
Also in Kid Country this year are two shows, a wild animal show and a magic show.
The free games this year sound like a lot of fun for the kids, although the paid games do benefit charity.
Free games include a water balloon toss, 3-legged race, egg toss and more. We really like the Diaper Derby and the Toddler Trot races.
Eat and Drink while You’re Being Merry
Ah, fair food! Hot dogs, hamburgers, pizza, tacos, teriyaki bowls, tri-tip and more.
Wash it all down with a libation from the beer or wine garden or a long list of non-alcoholic beverages. For desert, funnel cakes are back, or you can munch on brownies, donuts or ice cream.
Of Course there are Rules
Parking at the beach is always impossible, so if you are driving to the fair, your best bet is to take advantage of the free parking at the Northrop Grumman lot on Aviation on the west side of the street. From there, a shuttle will take you to the fair (it’s free too). Shuttles run from 7:30 a.m. to 6:30 p.m. on Saturday and 8:00 a.m. to 6:30 p.m. on Sunday. They run about every 15 minutes throughout the day.
If you ride a bike to the fair you can leave it at the free valet in the Joslyn Center parking lot and, yes, there will be volunteers there to watch your bike.
The Manhattan Beach Hometown Fair this year is on Saturday and Sunday, October 4th and 5th, on Valley Drive, between 15th and 21st streets. Come on out and show your community spirit.2014-10-02T10:59:00-07:002022-09-03T07:35:20-07:00Greg Geilmantag:manhattanbeachhomes.com,2012-09-20:900Leadership Manhattan Beach<img src="https://assets.site-static.com/userfiles/401/image/Charities/181_LMB_Logo_Classic.png" width="230" height="230" alt="Leadership Manhattan Beach's Logo" title="Leadership manhattan Beach" style="float: left; margin: 5px 10px;" />Leadership Manhattan Beach is a local organization that helps train community members for leadership roles. They believe that “leadership is not holding an organizational position; it is taking action to benefit the community.”
Vince Lombardi, arguably one of the most successful coaches in NFL history, once said “leaders aren't born, they are made. They are made by hard effort, which is the price which all of us must pay to achieve any goal which is worthwhile.” Few other coaches knew leadership as intimately as Lombardi did, leading the Green Bay Packers to win two Super Bowls and five NFL championships in a span of seven years.
So, how are leaders made? Leadership Manhattan Beach thinks they have the answer, and we agree. Our very own Greg Geilman is a 2012 alumnus and he currently sits on the Board of Directors as the Director of Technology.
Founded in 1992, Leadership MB has trained 400 area residents who have gone on to become service organization officers, commission members, city council members and mayors.
About Leadership Manhattan Beach
The leadership program is nine months in duration and is held once a year. Attendees are introduced to Manhattan Beach’s community services and programs. The program emphasizes results and teamwork among the 25 to 30 adults that participate every year.
The high point of the program every year is the class project which is something all the members work on that benefits the Manhattan Beach Community. Greg’s class took on the water-guzzling landscaping at the post office on 15th Street, with a stated mission “To educate the Manhattan Beach community in environmentally-friendly landscaping and to inspire the use of sustainable gardening.”
Other previous class projects include “Better Bike Racks, Better Living” and “Rock the Clock - Project to restore historic beach landmark.” Because the program is so engrained and involved with the city of Manhattan Beach, projects have direct influences within the greater Manhattan Beach community.
If you’re interested in learning leadership skills and networking with a diverse group of Manhattan Beach residents – from small business owners to independent professionals and city employees – <a href="http://www.leadershipmb.org/applications.html" rel="nofollow">Leadership Manhattan Beach</a> welcomes you.2014-09-02T17:07:00-07:002014-09-02T17:13:25-07:00Ani Stepaniantag:manhattanbeachhomes.com,2012-09-20:899Sunset Magazine's Idea House In Manhattan Beach!<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Sunset_Magazine_-_Idea_House.jpg" width="550" height="416" alt="Sunset Magazine's Idea House" title="Sunset Magazine's Idea House In Manhattan Beach" style="display: block; margin: 5px auto;" />
Sunset magazine’s choice of Manhattan Beach as the location for their 2014 Idea House was met with surprise around the state. Most media outlets were sure to distinguish this home as Sunset’s “first-ever Los Angeles Idea House.” That’s because the magazine typically chooses northern locals, such as Healdsburg in 2012 and Seabrook and Washington in 2013. <img src="https://assets.site-static.com/userfiles/401/image/blog_images/Sunset_Magazine_Idea_House_2014.png" width="200" height="252" alt="Sunset Magazine Interior" title="Sunset Magazine Idea House - Interior" style="float: right; margin: 5px 10px;" />
This year’s Idea House, however, is a beach house so we think choosing Manhattan Beach was a pretty easy and obvious decision for the editors.
The Idea House is a Sunset magazine concept that they undertake every year as they collude with an architect, a builder, interior design team, and a landscape architect to create what they call their “Idea Home.”
This year, the 4,600 square-foot house, situated on a 50 by 200-foot lot, is said to epitomize “the sophisticated and eclectic modern aesthetic of this Southern California beach town.”
The architects, builders, designers, etc. took their inspiration from both the Pacific and the coastline, with lots of light throughout, wide-planked oak floors, cabinetry stained black to provide a backdrop for the gorgeous soapstone kitchen counters and retractable glass doors in the adjoining great room. These retractable doors allow the outdoors to merge with the indoors.
<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Sunset_Magazine_-_Manhattan_Beach_Idea_House_Kitchen.png" width="200" height="252" alt="Idea House Kitchen" title="Idea House Kitchen" style="float: left; margin: 5px 10px;" />The four bedrooms and five and a half bathrooms in the 2-story home imitate the Manhattan Beach lifestyle, which the editors refer to as “both comfortable and effortlessly chic.”
Outdoors, landscape architects chose drought-tolerant plantings, such as ‘Kaleidoscope’ Abelia, ‘Pineapple Popsicle’ Kniphofia, ‘Orange Rocket’ Berberis, and ‘Hot Pink Riding Hood’ Penstemon.
<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Sunset_Magazine_Idea_House_-_Manhattan_Beach.png" width="200" height="251" alt="Backyard of Idea House" title="Backyard of Idea House Manhattan Beach" style="float: right; margin: 5px 10px;" />To keep the water-wise theme going, there’s a no-mow, low water lawn, an edible garden, fruit orchard and of course a pool and spa.
You’ll have to wait for the November issue of Sunset to check out the home among its glossy pages, unless, of course, you want to see it up close and personal. The house opened on August 1 and tours are available – for $18 – through September 7. Have you seen the house yet?
In addition to the Idea House tours, Sunset is introducing the Sunset Manhattan Beach Home & Garden Tour, which they bill as “a weekend tour of distinctive properties located throughout the unique neighborhoods of Manhattan Beach.”
The cost of the Sunset Manhattan Beach Home & Garden Tour (August 16 and 17), is $60. Tickets for both events are available at Sunset’s <a href="http://www.eventbrite.com/e/manhattan-beach-idea-house-and-the-la-beach-cities-home-garden-tour-tickets-11998424611">website</a>.

The 1980’s were a decade of complaints, law suits, and general negativism for the Manhattan Beach Police Department, however the majority of the community thought the force was doing an excellent job. It was felt that officers were truly dedicated and professional when it came to enforcing state criminal statutes and traffic laws, exercising courtesy, and exhibiting friendliness when patrolling the city streets.
In-house, however, there was a great deal of controversy. In the fall of 1986, a Manhattan Beach officer was arrested on suspicion of raping a 23-year old female prisoner while she was incarcerated in the Manhattan Beach jail. The charges against him followed several weeks of investigation by a special task force of the district attorney’s office, which found enough evidence to prove guilt beyond a reasonable doubt. After all was said and done the officer plead no contest and resigned from the Manhattan Beach Police Department.
Budget cuts during the same time frame were another cause of concern for citizens in Manhattan Beach. Contract negotiations with the city over both pay and benefits found the 49-member Police Association frustrated and angry. There had also been a no-confidence vote of the new Police Chief. On September 20, 1988, more than two-dozen association members picketed outside City Hall as council members and city staff arrived for a city council meeting. The “angry blue line” announced a wide range of job actions, one of which included no ticket writing.
To offset the frustration of the department, promotional posters were produced to put across a positive profile of the men and women law enforcement officers. Slogans such as “A Few Good People” adorned the posters that were visible around town.
In the mid-decade, Manhattan Beach would be rocked by two trial cases which made international news. One being the McMartin child abuse case, the other a bank president who assisted the IRS in the capture of a group of “grandmas” engaged in laundering drug money through a local bank.
As the years went on, the department, much like the rest of the nation, saw an increase in: armed robberies, gang activity, home burglaries as well as the need to create a special narcotics investigation team. While the use of illicit drugs had always been a concern of the department, the rise in substance abuse prompted a need to reevaluate efforts in the area. In the 1990’s two additional police officers were given training in the specialty assignments of narcotics and vice enforcement. <br /> <br /> Over the next twenty years, the community saw more Medal of Valor and Distinguished Service awards given to Manhattan Beach officers, the retirement of Chief Ted Mertens and the hiring of the eleventh police chief, Ernest Klevesahl. The passing of Officer Martin L. Ganz, who was shot down while making a routine traffic stop, studded the community. At the age of 29, he was the second Manhattan Beach police officer killed in the line of duty.
Though the community was still four square miles, the make-up of its population and visitors were rapidly changing. So too, were police methods and technical equipment. The department recognized the need to install video cameras and wireless microphones in their patrol cars. Public awareness of the modernization created some fear of “Big Brotherism,” yet such devices had long been installed within the station and jail area.
Finally, in early 2000, the corner of Valley Drive and 15th St. became the location for the new Police/Fire Safety Facility Building. We also had the Twelfth Police Chief, Rob Uyeda join the force in Manhattan Beach. 2014-08-08T17:18:00-07:002014-08-10T17:10:19-07:00Jan Dennistag:manhattanbeachhomes.com,2012-09-20:897Are You Renovating Your Manhattan Beach Home?<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Lightopia.jpg" width="477" height="377" alt="Fixtures hanging in Lightopia" title="Lightopia Fixtures" style="margin: 5px 10px;" />

Also, the green part of promoting energy efficient lighting and educating the public on benefits of this technology is also great.

What the owner’s love most about their business is working with people and helping them love their spaces more! They believe that through proper techniques and fixtures, lighting can make tasks easier, make people look better, make the eyes see clearer, and make life more comfortable.

Mark and his wife, Kate, moved down from Northern California with their sons Gabriel, Joshua and dog Rockne. When asked why he chose Manhattan Beach specifically, Mark said he was drawn to the area because of its dynamic, urban coastal community that has an iconic past. He believes that there’s a lot to build upon as well as a lot of opportunities to do something differently. Mark and his family can’t wait to immerse themselves in the Manhattan Beach community.
Speaking with Mark about his plan and vision for Manhattan Beach moving forward was not only exciting but incredibly inspirational as well.
Q: What are you most excited about for your new role? <br />A: I’m very excited to become a part of the city organization and work with the mayor and different council members. I want to honor the past successes of physical sustainability, quality programming, environmental awareness and conserving the coastline, while at the same time exploring new ways to digitize the city and engage the community online and via apps.
Q: What’s one thing people might be surprised to know about you?<br />A: I began my public service career as a lifeguard on a lake in suburban Chicago. Although I didn’t know it at the time, in hindsight it influenced my career greatly moving forward.
Q: How/why did you initially get involved in city government? <br />A: My dad spent his career in the army and the other half in the public sector. I’ve always been drawn to it from a young age. First working as a lifeguard and then working for my local county managers office. In many respects, local government is a place that works. Connection and accountability at the local level is a lot more evident than at the federal level. Consistently, polls show that local level government continues to receive broad support from residents among the country.
Q: What are some of the most important ways people can get involved with the city?<br />A: There are traditional ways to get involved with the city such as the city commission, public meetings, council meetings and newsletters. I want to augment the traditional ways with public surveys and online civic engagement tools that will ask people online to voice their opinions about specific proposals. We’ll be honoring the past but also shaping the future at the same time, while doing it with transparency and openness.
Q: Since your arrival in town, what has surprised you most about Manhattan Beach?<br />A: I was really surprised at how it just has a unique feel of being a small town and yet being almost urban and greatly sophisticated.
Q: What’s one thing you’d like to have the most influence on in the city?<br />A: I’d like the citizens and residents to feel that their local government is transparent and really working hard for them. By honoring the past and bringing in new and innovative ways to engage citizens.
We’re honored to welcome Mark and his family into the community and call him a Manhattan Beach local. Please join us in congratulating Mark and welcoming him to the community by leaving a comment below.

Pictured above is Manhattan Beach’s SWAT team with their k-9’s. The officers are in full gear. At the time, they trained with MP-5 sub machine guns, beanbag shotguns, AR-15 rifles, pepperballs and gas launchers.
Throughout the 1960's and 70's, the Manhattan Beach Police Department detectives were inundated with the drug scene in town as well as the juvenile crime rate that was steadily growing.
A battle began in the late 1950's to motivate a strong advocacy for young people, who were being picked-up by the police officers at an increasing rate, from possession of drugs, sexual delinquency and municipal code violations. At this time the department had but one juvenile officer, who was the first female to be assigned the position. Up to this date the only duties women could hold in the Manhattan Beach Police Department were office staff and any female officers were refereed to as policewomen. In 1972, the classification was changed from policewomen to police officer.
In 1966, Betty Anderson, graduated from the Police Academy in LosAngeles and became the second policewoman to serve as the Juvenile Division Officer. By the end of the year, the department was experiencing an average of 700 juveniles a year with narcotics violations on the increase.
Betty quoted in an interview with "The Daily Breeze" newspaper, “we feel if we can help just one or two of them, it's worth it. We can' t change the world" she said, "but we can try to make it a little better place in which to live.” The hiring of Policewoman, Betty Andrews, opened the door for other women to be a part of the Police Department (Learn more about woman on the Police Force in "Skirts Across The Sand" a history of woman in Manhattan Beach, by Jan Dennis).
By the closing of the 1970's, there were six detective officers in the Manhattan Beach Police Department, handling everything from robbery, narcotics, burglary, auto theft and juvenile arrests, however there was a change to take place at the top of the Police Department.
On the 27th of September 1980, Harry Kuhlmeyer was appointed as the 9th Manhattan Beach Police Chief. He had been with the department since 1953 and served as a Captain for sixteen years. It was his plan to continue the use of the Neighborhood Watch program and make more extensive use of the k-9 patrols as an effective crime prevention tool.
In 1980, the Neighborhood Watch program was founded and initiated by Charlotte Lesser, another woman who worked closely with the Police Department. A group of concerned citizens who wanted to help make the neighborhood safe and to support the police in crime prevention and reporting, also helped to make the program one of the finest Neighborhood organizations in the country.
The k-9 unit, here in Manhattan Beach, was organized in 1980, used for location of narcotics and arms detection. Most dogs used in the Manhattan Beach Police Department are raised in European kennels. After an animal has been purchased and a handler has been selected, the new partners attend courses comprising of extensive training in the search for suspects and evidence in both interior and exterior locations. With the completion of the course, the handler and dog become certified as a police patrol canine team. From this point on, training becomes a part of the team's daily activities and continues throughout the team's existence.
In 1982, law enforcement was changing and Manhattan Beach changed with it. The town's S.W.A.T. team (Special Weapons and Tactical) prepared for the Los Angeles 1984 Olympic Games. The team was on duty 24 hours a day, every day of the year. The k-9 team was also on duty at this time.
Qualification for the K-9’s to work on the SWAT team are much the same as their handlers: physical, agility, strength, endurance test, and daily training activities.2014-06-06T12:37:00-07:002014-06-06T12:48:52-07:00Jan Dennistag:manhattanbeachhomes.com,2012-09-20:884Cape Cod, Mediterranean & Contemporary Homes<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Architecture_in_Manhattan_Beach.jpg" width="500" height="279" alt="Architectural Styles in Manhattan Beach" title="Architectural Styles in Manhattan Beach" style="margin: 5px auto; display: block;" />
Architectural Styles In Manhattan Beach
When working with our clients, we always get asked about the different architectural styles in Manhattan Beach. Like fashion, popular styles change and go through ebbs and flows throughout the years. With tastes and preferences ranging from one spectrum to the next, we think it’s time to break down some of the most popular and sought after architectural styles in Manhattan Beach.
The current top 3 sought after home styles we hear about from our clients are Cape Cod, Mediterranean & Contemporary homes. In recent years, builders have flocked to these top three styles as a surefire way to get massive buyer interest.
Cape Cod
If you’ve looked at homes in Manhattan Beach lately, we’re sure you’ve taken a peak at one or two cape cod’s that are on the market. Historically, Cape Cod architecture originates from 17th Century, New England. The steep roof was a design element added to keep the snow from staying on the roof and the shutters were added as a protective measure against New England storms.
Although modern Cape Cod homes have not stayed completely true to the New England style, they still carry several elements that make them identifiable to homebuyers. The clapboard or shake shingle siding that’s added to the exterior of Cape Cod’s has become a quintessential element to the architectural design. Interiors are usually built and painted with white/light colors and stones. Cape Cod’s are distinct in the fact that all trim and doors are painted white, which helps highlight the usual Cape Cod seaside color pallet throughout the home.
Cape Cod Floor plans feature the living and common space on the first floor with bedrooms on the second. This more traditional layout is pretty sought after in contrast to the many reverse floor plan homes throughout Manhattan Beach.
Mediterranean
When taking a walk on The Strand, it quickly becomes apparent just how popular Mediterranean style homes are in Manhattan Beach. Peeking in popularity during the 1900’s - 1930’s, the style is reminiscent of palaces and villas from the Mediterranean. Wrought iron elements and white stucco walls are just some of the distinctly identifiable elements of these homes. Grand, lush gardens and arched doorways/windows are also strong identifiable components.
Although historically, the wrought iron elements and grilles were added for security while windows were left open, today most are decorative elements. With several Mediterranean homes on the market in Manhattan Beach, finding one that suits your needs will not be difficult.
Contemporary/Modern
Call it a contemporary style home or modern home, most individuals use the term interchangeably, although there are architectural differences in both. It’s undeniable that in recent years, contemporary homes are being built and essentially “devoured” by the market of buyers that are out there. Current contemporary homes have a huge emphasis on natural light and the marriage of indoor and outdoor space.
With the importance and popularity of sustainable and “green” materials, most contemporary homes are extremely energy efficient and built using a lot of recycled and non-toxic materials. Of course it is also important to keep in mind that every builder and architect is different in what materials they choose to use. Contemporary homes also honor a very open and minimalistic floor plan with lots of big open windows and doors.
If you’re looking for a Cape Cod, Mediterranean or Contemporary home in Manhattan Beach, don’t hesitate to give us a call. We know about several off-market properties you won’t be able to find online. The Tour De Pier is back in Manhattan Beach! The upcoming May 18th event marks its second year since the inaugural event back in May of last year. The Tour De Pier is a fundraiser geared towards raising funds for the cancer community.
The event that was held last year raised $339,000 for charities and was immediately approved for the following year. The fundraiser is a spin/bike event that’s held at the Manhattan Beach Pier. Jon Hirshberg and Heath Gregory, both from Manhattan Beach, were the brainchildren behind the event that has been such an astounding success. Thanks to the events popularity, NYC is also hosting its own Tour De Pier this coming June. The event held in New York will be considerably smaller but it’s a great stepping stone to growing the events notoriety throughout the country.
To date, $367,191 of this years $500,000 goal has been raised. All proceeds are going to The Hirshberg Foundatino for Pancreatic Cancer Research, the LiveSTRONG Foundation and the Cancer Support Community. There will be over 700 participants riding in place during the four riding sessions throughout the day. There will even be a children’s cardio zone sponsored by Spectrum. Several sponsors and exhibits will be set up throughout the area, ensuring plenty to see and explore.
If you haven’t yet registered, there’s still time and space to do so. You can also find teams to sponsor and donate to on the event <a href="http://www.tourdepier.com/faf/home/default.asp?ievent=1086425&lis=1&kntae1086425=1541BB6E373E49CF8450C38337520EF5" target="_blank">website</a>. It costs $500 minimum for all four sessions with the bike. You can either donate all $500 on your own or ride as a team, switching off team members for each session. There are also several opportunities to volunteer during the event, if cycling isn’t your thing!
There will be tons of prizes given away during the event so make sure you get there early for the opening morning program. Complimentary bike valets will be provided to those that ride down to the pier. Because of the events huge popularity, we suggest walking or biking down to the area if you can do so! With nine days left until the event, there’s still time to get a team together and help raise money. 2014-05-09T16:42:00-07:002014-05-09T17:07:39-07:00Ani Stepaniantag:manhattanbeachhomes.com,2012-09-20:869Top 5 Restaurants in Manhattan Beach<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Top_5_Restaurants_in_Manhattan_Beach.jpg" width="525" height="253" alt="Manhattan Beach" title="Top 5 Restaurants in Manhattan Beach" style="margin: 5px auto; display: block;" />

In 1913, Mr. A. Howard Sadler a realtor/developer arrived in Manhattan Beach from Pasadena. Taking advantage of the rail system, he brought prospective land and home buyers to the shore, showing them the value of investing in the Manhattan Beach community. The town site had been promoted in the past as a unique place in the South Bay, but it was Sadler who brought it to a new height. With his 1913 promotional piece, “Manhattan the Beach Worth While, Where the Pacific Ebbs & Flows,” he elaborated on this splendid town of the future.
An excerpt from the pamphlet reads: “Every safeguard is being thrown around Manhattan to make it a city of home, “A Home City” in all that the term implies. There can be no saloons within its borders, no resorts or vice, and all features of rowdyism will be effectually eliminated."
Sadler built a home at 452 Maine Avenue for himself and took great pride in creating other bungalow style homes in the area. He was once quoted as saying, “Manhattan is the coming beach of the South Bay…” and that he wanted to be strongly with its progress.
In 1914, two of the areas Sadler developed were in the vicinity of 21st Street, Marine Avenue, and Grandview Avenue, as well as in the Manor Manhattan Tract. The Tract was a restricted sub-division proclaimed to be one of the most desirable residential sections in the city. Sadler’s homes were described as the most beautiful in the district.
This charming section in Manahttan Beach is now known as the “Gas Light District,” which was created in the 1960’s. It is bordered on the south by 21st street, on the North by 24th Street, Highland Avenue on the West and Blanche Road on the East.
<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Marine_Ave_Manhattan_Beach.jpg" width="300" height="206" alt="Street View Of Marine Ave In Manhattan Beach" title="Marine Ave, Manhattan Beach CA " style="float: right; margin: 5px 10px;" />
Also, in 1914, Sadler’s construction of a business block on 22nd Street (now Marine Avenue) set a trend in the development of public buildings. In sharp contrast to the residential homes that Sadler had been constructing this 66x100 foot development contained eight stores forming a two-story city block. Four stores were located on Ocean Drive and four stories on Marine Avenue.
Sadler’s use of the Spanish architectural style gave the project a look of elegance, so much so, that the City Trustees decided to occupy the entire second floor. This location served as the City Hall quarters until the new City Hall (built in 1915) could be completed.
Sadler continued to develop the sand dunes and build family units with a typical Spanish Revival architectural style constructed of stucco that reflected the bright and suny atmosphere of the California southland, the arched entry and windows, title roofs historical homes, located in the 400 block of Marine Avenue were demolished in 1986, to make way for condominiums. 2014-04-04T13:46:00-07:002014-04-04T15:05:11-07:00Jan Dennistag:manhattanbeachhomes.com,2012-09-20:865Community Spotlight: Amenzone Fitness in Manhattan Beach<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Amenzone_5_Crop.jpg" width="600" height="391" alt="Several people planking on large tires in Amenzone" title="Amenzone Workout" style="display: block; margin-left: auto; margin-right: auto;" />

We have some great references to pass along but we always do so with some extra suggestions of our own.
Because choosing an architect can be an incredibly stressful and difficult task for some, we’ve put together a 5-step checklist designed to simplify and explain the process.
Step 1: Interview Several Prospects
We can’t stress this point enough. When picking an architect, having a direct referral is great but you want to make sure that you also consider different options. That referral from your close family friend may have been a great catch for their style and workflow but that same architect may not have the vision you do for your home. Be sure to interview several architects before you make your final decision.
Step 2: Have An Idea In Mind
We’re not saying that you have to know exactly what you want for your design project. Instead, we suggest picking out a few homes in the area or in magazines/online that you’ve liked. Having even the slightest notion of what you expect from your architect will really help you gauge their work in comparison to your expectations. Luckily, thanks to pinterest and several other online websites, inspiration is only a few clicks away.
Step 3: Get An Architect Involved From The Get-Go
Because choosing designs and design elements is time intensive, we suggest getting your architect involved right at the beginning. Your architect can help guide you through the design process if they’re involved early enough. Having them on board from the start will also make for a much smoother transition when it becomes time to execute your project.
Step 4: Ask For Their Portfolio
An architect may be highly well known in the Manhattan Beach and South Bay area but that doesn’t necessarily mean they’re the right fit for your project. Always ask to see previous examples of the work they’ve done. The more examples you see the better so don't hesitate to ask for more examples if you only get a few to begin with! Be sure to compare their projects against your own (budget, style, time frame, etc). Their portfolio will give you a pretty great idea of what your project will look like once complete. Be sure to also keep in mind that architects that have done extensive work in the Manhattan Beach and South Bay area will know the different permit requirements, zoning laws, etc. much better than an out-of-towner would.
Step 5: Trust Your Gut!
We can’t stress how important this final step is. Some may discount it as a silly afterthought but always be sure that you feel right about the architect you pick for your project. Time and time again we’ve heard stories of people picking architects because the budget and time was right but nothing else seemed to work. Don’t short yourself on your expectations and always be sure to hold off until you find a great fit that meets all of your criteria.
Although picking an architect is an incredibly serious and important task, always remember to have fun with it! Some may not enjoy the constant shopping around in the process but you always want to keep in mind that finding the right person will truly set the tone for your entire design project so be sure you spend the time to do it right the first time around.

With the clutter of countless salons in the area, we wanted to sit down with a business that was doing something quite different from the rest. Angles & Arches Beauty Bar in Manhattan Beach was founded by RonAnn Myers, a makeup artist and brow architect! We sat down with her to learn a little more about what Angles & Arches is all about.
Q: How would you describe your business and what you do<br />A: Angles and Arches is a beauty bar focusing on eyebrow shaping and makeup application. For clients who are needing extra attention to their over-tweezed and uneven brows, we have a “Brow Rehab” program helping them reclaim the brow they deserve. Each of the staff is trained in the proper techniques for waxing, tweezing and makeup artistry.
Q: Can you explain the meaning and inspiration behind the name?<br />A: The story behind the name, Angles and Arches Beauty Bar, is very dear to me. Early in my career, I would travel with a hairstylist friend to Northern California once a month. We were such a good fit to the salon because eyebrows and hair go hand in hand. Our clients encouraged us to open a salon together naming it Angles and Arches. That name stuck with me over the past 5 years. When I decided to open the salon in Manhattan Beach, I called my now celebrity hairstylist friend to tell him about my idea. He was thrilled. Also, the name symbolizes the eyebrow shape. You have an “Angle” and an “Arch” to every brow we create.
Q: How did you initially get started in the beauty industry?<br />A: I began my career 15 years ago in Beverly Hills at a small boutique eyebrow and makeup studio. I was always passionate about makeup but didn’t realize the importance of a properly shaped brow.
Q: Why did you choose to open up in Manhattan Beach?<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Angles_and_Arches_Salon.jpg" width="250" height="375" alt="Angles & Arches" title="Angles & Arches" style="float: right; margin: 5px 10px;" /><br />A: I have been working in Manhattan Beach for the past 6 years inside of Hush Up Hair Spa. The owner, Ric has been a huge mentor for me over the years. I brought up the idea of opening a beauty bar inside of Hush Up and he was ecstatic. I grew up in Kentucky and moved to Los Angeles 18 years ago. I am proud to say Manhattan Beach is now my home. Manhattan Beach is such a charming and family friendly community. I love how everyone has come together to support my new business adventure.
Q: Is Angles & Arches connected/giving back to the Manhattan Beach community in any way?<br />A: Angles and Arches is very supportive of the community in many ways. We donate to school auctions, Sandpipers, The Richland Foundation and The Children’s Hospital sponsored by the Kings and Hush Hush Hair Salon. That event will be on March 1st at the Manhattan Beach Country Club.
Q: What do you love most about what you do/what motivates you?<br />A: There are actually two things about my job that motivate me. Seeing a client’s eyebrows being recreated to the perfect shape and working on a bride on her wedding day. I take pride in giving my clients 110% of myself on that very special day of their lives.
Q: Do you guys have any special deals going on now?<br />A: We have a Happy Hour discounted eyebrow rate on Thursdays and Fridays fro 4-6. The price is originally $35 but Happy Hour is only $25.
Q: What’s one thing you’d want everyone to know about Angles & Arches?<br />A: Our staff is highly trained in eyebrow shaping and makeup. We have created a friendly and comfortable atmosphere for our clients. Our artists also use a makeup technique called airbrushing. This gives a natural yet finished look to the skin that lasts all day.

While the Manhattan Beach Park System was expanding, the face of the city was changing. During this period traditional architecture for homes in Manhattan Beach began to change – the community was introduced to a new type of home – the condominium. Manhattan Beach had always had apartment rental units, however it was the desirability of some to own a residence with less up keep. The popularity brought a new look to the low architecture profile of neighborhoods where the zoning allowed. It was also an advantage to the builder, who could realize more income from a small lot.
An excellent example was the construction on the condominiums located in the 400 block of Marine Avenue in Manhattan Beach. Not only was the architecture not compatible to the area, but it was feared that with the demolition of five small Historical Sadler built homes, it would bring more traffic and density to this charming single family area known as the “Gas Light District.” (Howard A. Sadler took great pride in creating and building the bungalow style home).
With more condominiums being built and the maximizing of square footage on lots, little room was left for yards. In the late 1980s and into the year 2000, the architectural styles in Manhattan Beach were being replaced by Modern Hi-Tech design.
Beginning in 1985, the consulting firm of Cotton/Beland Associates had been working with the Community Development and later turned their findings over to the City Council, for the purpose of constructing a comprehensive General Plan. With the General Plan updated not only did architectural designs begin to change rapidly, but the community began to see larger and larger buildings, referred to as “Minimansions.” Manhattan Beach’s architecture had moved from the quaint beach cottage and traditional designs to overpowering edifices.
In 1988, the renowned architect, Cliff May, quoted in the Los Angeles Times: “Good architecture is something that fits in the neighborhood, but nowadays, many architects are building monuments to their clients, and the homes look like castles and mausoleums.” Some residents in the community felt that “Slow Growth” would have saved the uniqueness and charm of the small town atmosphere.
One beach cottage retained its dignity, when in 1987, the City Council waived a house moving permit for a house located at 205 15th st in Manhattan Beach. The expeditious action was taken due to the imminent demolition of the building by its owner. The City purchased the 1905 structure for $1 and allotted $10,000 to relocate it. The first site was that of the former railroad right-of-way property.
After meetings with the public and discussing where the final resting place might be, arrangements were made with the school district, who owns Polliwog Park. The new Historical Society Museum would occupy the house in the Park. By May of 1990, after hundreds of hours by volunteers and City workers, the Beach Cottage or better known as the “Red House” had it’s formal grand ceremony (pictured above). 2014-02-14T16:39:00-07:002014-02-17T15:01:51-07:00Jan Dennistag:manhattanbeachhomes.com,2012-09-20:861Community Spotlight: Barsha Wine & Spirits in Manhattan Beach<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Barsha_-_Lenora_and_Adnen.jpg" width="250" height="336" alt="Owners Lenora and Adnen " style="float: left; margin: 5px 10px;" />If you’re from Manhattan Beach or the South Bay area in general, you’ve probably already heard the raving reviews about <a href="http://bit.ly/1gaHco7" title="Barsha Wines and Spirits home page" target="_blank">Barsha Wines & Spirits</a>. Being unable to resist all of the buzz that seemed to surround the tasting room, we thought it was time for us to experience what Barsha was all about.
Before sitting down with one of the owners Lenora, we went in for a wine tasting experience which quickly turned into a cheese tasting, bruschetta eating and “let me see how much more wine I have room for” evening.
To say the experience was different would be the understatement of the century. Entering their shop and tasting room feels like you’re walking into Lenora and Adnens home and they’re your gracious hosts (Lenora and Adnen pictured to the left with their daughter Pash). The room was filled with both private parties and groups of people mingling with one another. If you’re still trying to figure out how to spend your evening, this should definitely be at the top of your list!
Q: Tell me a bit about your business. <br />A: Barsha is your neighborhood Wine & Spirits shop that is also a Tasting Room. We love small producers and really appreciate their amazing product. Therefore, that’s our niche at Barsha, small production wines, beers, spirits, cheeses & food products. We feature wines from all over the world, we also have a farm fresh menu with a hint of Tunisian influence. We aim to make your experience as personal and approachable as possible. Why does wine have to be intimidating?
Q: What’s it like working as a husband and wife team? What are the greatest challenges? <br />A: There are definitely just as many rewards as there are challenges when it comes to being a husband and wife team. It can be difficult to know when to be husband and wife and when to be strictly business partners. But to tell you the truth, I don’t think I could've found a better business partner than Adnen, my husband.
Q: Can you explain the meaning of the name Barsha? <br />A: Barsha is one of the few words specifically from the Tunisian dialect (where Adnen is from). In French it translates to “beaucoup.” It basically mean abundance, a lot. Barsha wine, Barsha passion, Barsha love. When we were searching for the perfect name, Barsha stood out because it was deeply rooted in Adnen’s roots, and for myself, it was one of the few words I remembered, and used while living in Tunisia! <img src="https://assets.site-static.com/userfiles/401/image/blog_images/Barsha_-_Tasting_Room.jpg" width="250" height="187" alt="Barsha Tasting Room" title="Barsha Tasting Room" style="margin: 5px 10px; float: right;" />
Q: How did you initially get interested in wine? <br />A: Adnen and I are chefs, if you have an appreciation for good food, then wine will come into the equation sooner or later. Adnen’s love and passion grew right away after moving to America. His passion developed even more while serving as wine director in various locations and seeing a need to enhance the wine experience for his customers. His passion has aided in my love and appreciation for good wine!
Q: Why did you choose to open up in Manhattan Beach? What do you like most about the area?<br />A: Manhattan Beach is sentimental to both Adnen and I. I am actually from Hawthorne, and Manhattan Beach was always my mental escape. For Adnen, his humble American roots were established in the South Bay where he opened his first restaurant! So for both of us to come back and set up shop particularly in Manhattan Beach is truly a dream!
<img src="https://assets.site-static.com/userfiles/401/image/blog_images/Barsha_-_Cheese_Platter.jpg" width="250" height="167" alt="Barsha - Cheese Platter" title="Barsha - Cheese Platter" style="margin: 5px 10px; float: left;" />Q: We’ve heard about your Locals Night and love the concept. Can you tell us a bit about it and how the idea got started?<br />A: Well, the South Bay is such a close-knit community, but sometimes we’re so into our careers, we forget that in actuality, all of our work is interconnected. If we networked more within our community we could actually take our business to another level. So Locals Night is in a way like an Industry Night. Calling it Locals Night opens it up to people of all professions and makes it a little more intimate!
Q: What do you love most about what you do/what motivates you?<br />A: We love the connection we have within the community. Everyone in Manhattan Beach seems interconnected through their children, organizations, and social lives. It means a lot to feel connected to a cause. We also love that we can help local non-profit organizations raise money through fundraisers hosted at Barsha!
Q: What’s one thing you’d want all of our readers to know about Barsha?<br />A: We have a really great Wine Club! There is the Classico Club for $30 and the Riserva Club for $50. For each club, you get 2 amazing wines every month, plus you get great discounts such as 20% off in the tasting room! Adnen hand selects each and every wine after many tastings to find the perfect wine for each club. He takes great pride in knowing that he can bring another world onto your palate!
Barsha Wine and Spirits is located at 917 N Sepulveda Blvd. in Manhattan Beach.
