Tree Section Real Estate Market

The Tree Section real estate area is just over one square mile and located west of Sepulveda, north of Manhattan Beach Boulevard, and south of Rosecrans. Interestingly, the Tree Section community was named for its streets–such as Elm, Maple, Laurel and so on–and not for its gorgeous trees.

Most homes for sale in the Tree Section real estate market are single family residences. The majority have a traditional floor plan with the kitchen and seating areas on the main floor and bedrooms upstairs.

New houses in the Tree Section often feature 5 bedrooms, 4.5 bathrooms with a modest backyard perfect for a garden and swing set. There are almost 1,600 homes in the Tree Section. Typical lot sizes in the Tree Section are 33 x 100 allowing for a roughly 3,600 sq. ft. home.

In the American Martyrs neighborhood of Tree Section, named for a church and school on 15th Street, homes are generally larger and further apart. These are the only homes in this area with ocean views, and are generally pricier than those in the rest of the Tree Section. The Gas Lamp District actually runs between the Tree Section and the Sand Section, and is named for the picturesque gas-burning lamps that line its streets.

Safe Family Living In Tree Section

There’s a real sense of family and community in the Tree Section. It’s not uncommon to see children riding their bikes, mothers pushing strollers, or the occasional block party during the summer.

Kids in the Tree Section generally attend Pacific Elementary or Grand View Elementary in the neighborhood, both of which have been named California Distinguished schools.

In the Tree Section neighborhood, families can walk down shaded streets to Live Oak Park; a grassy, expansive area with two baseball fields, tennis courts, a dog park, kids’ play area, and a community center.

Another of the Tree Section’s perks is Sand Dune Park, a three-acre park that boasts a unique, 100-foot-tall sand dune. Fitness enthusiasts love to run up its face and kids love to slide down it. Because of its popularity, the city recently instituted a reservation system, so people call ahead to book time on the dune.

Scattered throughout the Tree Section are small parks with pull-up and chin-up bars for people who want to exercise outdoors. Also located in the Tree Section community is a pathway running along Valley Drive called the Green Belt or the "Chip Path," which people can use to jog or walk their dogs without having to worry about vehicle traffic.
